Enjoy the design journey, in this stage we explore all possibilities for your property, we research and implement all the correct and current codes, property searches and any relevant town planning requirements. Your designer will work with you on a brief for your dream outcome.
Together we will discuss your needs and wants for each space from the function of the space to the final look.
Using this brief, we will develop the concept plans, this will consist of schematic layouts of the floor plan and 3D perspectives of the proposed concept. This will allow you to see a holistic overview of the project. A strong brief paves the way for an inspirational space.
Still in the creative headspace, we will review the concepts plans together walking you through each space discussing our thoughts and design choices. This stage is specifically developed to allow for changes, updates and we also welcome any new ideas or thoughts during this process.
As part of the design development process your design and plans will evolve into a larger set of documents. We will provide you with any updates to the floor plans and design as well as the building elevations, demolition plans and elevations if applicable to your project. And a basic section to gain a full understanding of the relationship of the building to the natural ground and any building height restrictions. Builders/contractors will be able to provide estimated prices from these developed concept plans.
Town planning is only a requirement for your development in certain circumstances. A perfect example of this would be if you have a Queenslander home or house dating pre 1946. Another example would be the division of your land, both requiring a Development Application through a town planning consultant.
Generally, pre 1946 homes are located within a traditional character overlay and any works to the home eg. Raising and building in under, extensions and demolition will trigger a DA application.
